For realtors
The buyer who pays rent
on time and can’t prove it.
You already know the file. Steady income, no derogatories, nothing to point at either. They’ve been making a housing payment for four years and none of it is on the report that just came back. That’s the gap we close — and this page is written so you can explain it to a client without checking with us first.
The four things you’ll be asked.
Short answers you can repeat verbatim.
“How long does it take?”
Reported history typically appears within 3 to 10 days of verification, and prior history is added at the same time rather than accruing month by month. That is the part that matters for a buyer under contract: this is a backfill, not a waiting game.
“Is this credit repair?”
No, and the distinction is one underwriting cares about. We are a furnisher under the FCRA. We add accurate payment history that was never collected. We do not dispute, remove or alter anything already on the file.
How it works“How much will it move the score?”
It depends on the file, and anyone quoting a flat number is guessing. Thin files move most; thick files with years of revolving history move least. Send the client through the estimator and they get a range for their own situation instead of an average.
The estimator“What does it cost them?”
A flat setup fee and a small monthly fee, published in full. Nothing is priced on results: no percentage, no contingency, and no charge tied to a score change.
PricingWhen not to send someone here.
Sending the wrong client costs you more than it costs us. These are the files where we would tell them no anyway.
- Recent collections or charge-offs. Adding good history does not offset a derogatory, and we cannot remove one. That client needs a different conversation.
- A thick file already. Several years of cards and an auto loan means a modest effect at best. Do not promise a rescue.
- The lease is not in their name. We report the person who is on the lease and actually pays. No exceptions.
- They have been paying late. We furnish what happened. A client with a shaky recent stretch is better off waiting for a clean one.
Working with us.
Describe the referral relationship plainly and completely: whether a partner program exists, whether anything is paid for a referral, and the RESPA posture. If nothing is paid, say exactly that — “we do not pay for referrals” is a selling point to an agent who has been burned, and vagueness here makes people assume the worst.
Your client signs up directly and pays us directly. Nothing about the arrangement runs through the transaction, and nothing we do touches the loan file except the payment history that ends up on their report.
Questions about a specific client? Call 720-307-1466 and we will tell you whether it is worth their money before they spend it.
Send them the estimator, not a pitch.
Three questions and no credit pull. If it would not help them yet, it says so — which is the version you want your client to hear.
